SEC 01 // THE PROBLEMAGENTS FOR AGENTS · FIELD MANUAL

Every listing starts from zero. Nine times a year, forever.

COST 01 / THE EVENING

The typical agent closes nine sides a year. Call it four or five listings. That is never enough repetition to build a system and always enough to eat the evening, because the marketing gets made twice: properly, for the listing that deserves it, and at speed for the one that doesn’t. Nobody invoices you for that second one. It still costs you.

COST 02 / THE VOICE

So you reach for the chat tab, like most agents now do. It works, and it sounds like everyone else, which is why nearly half of the agents using AI say it changed nothing for them. A model with no memory of how you write returns the house every other listing already got.

SEC 01.3 // THE HONEST COMPARISON

What you’re choosing between.

Most agents using AI for their marketing use a chat tab and a design app. It costs nothing, which makes it the thing we actually compete with. So the table has our losses left in.

Four agents on one listing, trained on how you talk.

Each with a person behind it. You see finished work; we run the machinery. If something doesn’t sound like you, it doesn’t go out.

AGENT 01 / VOICE / THE FOUNDATION

First, we learn how you talk.

Before anything ships, we read what you have already published: your site, your captions, your past listing copy. Out of it comes a working model of your voice, the phrases you lean on and the words you’d never use. Every line in the kit is written through it. That is why none of it reads as AI. It reads as you, on a good day, with time.

AGENT 03 / RESEARCH / THE READ

We read you before we write anything.

Behind the four questions you answer, an agent goes and looks: your site, your captions, your brokerage’s brand rules, the listing itself, and what is actually selling in that pocket of your market. It comes back as a read of how you sound and what this property is, and you correct it in about a minute. Ask for pointers, mine the context, confirm the read.

The AI disclosure, done to the letter.

Roughly one listing photo in nine now shows signs of editing, and more than nine in ten of those say nothing about it. California has asked for two things since January: a statement that the image was altered, and a link back to the untouched original. Most tools do the first. Every altered asset in your kit ships beside its original, which is what makes the second one possible instead of aspirational.

WHAT A KIT INCLUDES // AND WHAT IT COSTS YOU

One kit, one listing.

A kit is spent when we make something, and only then. Opening the page, copying a line, downloading a file twice, sending it to your seller — none of that is counted, because charging you to look at your own marketing would be a strange way to run this. A month you don’t list is a month you bank.

STRAIGHT ANSWER: NOBODY HAS BOUGHT A LISTING KIT YET. THE PIPELINE BEHIND IT HAS BEEN RUNNING ON REAL LISTINGS.

SEC 06 // FAQTAP A QUESTION

Fair question, and nearly half the agents using AI say it changed nothing for them, because generic changes nothing. That is the whole product here: every line routes through a model of your voice, then a person with taste. If it reads as AI, it doesn’t ship.

Most agents using AI are, and it works. What it can’t do is remember you between listings, move a camera through your own photographs without inventing a room, or attach the disclosure the statute actually asks for. That is what the money buys.

Then you bank a kit. Kits don’t expire, don’t reset at the end of the month, and don’t vanish if a listing sells in the first weekend — the thing agents rightly hate about paying per listing elsewhere. A quiet spring just means a fuller autumn. And if you list fewer than three or four times a year, say so and we’ll tell you honestly whether this is worth it. We would rather lose the sale than sell you a subscription you end up resenting.

Add listings at $20 each, whenever you want them, on either plan. No upgrade, no new tier, no call with anyone. The one condition is that you’re on a plan — extra kits are priced for people we already have a voice profile for, because that profile is most of what makes kit fifteen good. Past about thirty listings a year you’re a team whether or not you call yourself one, and the brokerage conversation will get you a better number than buying them one at a time.

No, and this line matters. We relight, we clean up transient clutter like a parked car, and we label every AI-generated asset. We never erase a permanent feature. Power lines stay, poles stay, the neighbour’s roofline stays, because a buyer standing on that sidewalk should see the house they were sold. Polish, never misrepresentation.

California asks for two things together: a statement that the image was altered and a link back to the untouched original. Every altered asset in your kit ships beside its original, which is what makes the second half possible rather than aspirational. Nationwide otherwise, and Wisconsin’s version arrives January 2027.

You confirm at intake that you hold the right to use the photos for marketing. Your images stay yours; you grant us only the narrow licence in our terms to store and process them to make your kits, and we never train on them or reuse them for anyone else. If your photographer’s agreement restricts derivative work, check it first, because that agreement governs, not us.
